1 October 2026: URA flash estimate shows private home prices up 1.4%

The announcement

URA’s flash estimate showed overall private residential prices rising 1.4% in Q3 2026, versus 0.5% in Q2. Non-landed prices rose 0.9% and landed prices 2.8%. The non-landed regional changes were -0.1% in CCR, +0.2% in RCR and +2.2% in OCR. The estimate uses available transactions up to mid-September and can be revised in the final release.

What this means for property planning

An islandwide index cannot establish the value of an individual unit. The different regional movements show why a seller needs recent comparable transactions rather than multiplying the previous valuation by the headline increase.

For a buyer, inspect the district, bedroom type, size and attributes of the comparable units. Separate launch sales from resale where possible, and distinguish asking prices from actual transactions. Higher market prices do not remove affordability or exit risks. The practical use of the flash estimate is to frame the market direction while keeping a unit-level valuation grounded in comparable evidence.
