August 2026 condo resales: prices ease while transaction volume holds near July

The monthly report

99.co reported 1,040 condominium resales in August 2026, versus 1,044 in July, a 0.4% decline. Overall resale prices fell 0.3% month-on-month but remained 2.2% above August 2025. Regional price movements differed: CCR fell 4.3%, while RCR rose 0.5% and OCR rose 0.8%.

A stable count can accompany a softer index

The market can continue to transact while the measured price level changes. The four-sale volume difference is small, but it does not mean each development had the same level of demand. The regional price spread further limits what can be inferred from the overall figure.

A seller should compare homes that buyers could reasonably substitute: similar tenure, area, layout and location, then adjust for floor and condition. A single ambitious listing can show a seller’s expectation without showing what buyers have accepted.

Why total quantum matters

At the same psf, a larger apartment requires a higher commitment. In an illustrative comparison at S$2,000 psf, 900 sq ft implies S$1.8 million and 1,100 sq ft S$2.2 million. That S$400,000 difference is due to area alone. The figures are examples, not current prices for a named development.

For a purchaser, inspect the apartment and account for necessary renovation before deciding that a lower psf is better value. The monthly report provides market context; it does not establish a valuation or predict the next negotiated price for a particular home.
