Headline transactions and the wider market
The 25 September edition of 99.co’s report counted 201 million-dollar HDB sales in August 2026, compared with 188 in June and 187 in July. These represented about 8% of August transactions. Overall HDB resale prices rose 0.1% month-on-month but were 0.5% below August 2025. Resale volume fell from 2,660 in July to 2,524 in August.
Both observations can be true
A record count of expensive transactions can coexist with a nearly flat overall index. The number of high-quantum purchases answers a different question from the price movement across the wider market. It would be misleading to treat the million-dollar count as proof that every HDB home appreciated sharply.
For a household comparing resale flats, start with the actual required area, lease profile, location and condition. A headline transaction may involve a configuration or attribute that an ordinary alternative does not share. Comparing only the estate name can miss those differences.
Using the news when buying or selling
A seller can use recent comparable transactions to set a realistic range and then assess actual enquiries. A buyer should compare the total purchase and renovation budget across suitable alternatives. In an illustrative example, a S$40,000 renovation difference can offset a S$40,000 lower purchase price; the cheaper asking price alone does not establish the lower all-in cost.
The report describes August activity, not a valuation for a particular flat. Asking prices should remain separate from registered resale transactions, especially when discussing exceptional jumbo-flat listings.
