Using completed developments in a comparison
These records allow the archive to include actual completed projects rather than only developments with projected handovers. The review date is 3 October 2026; the table identifies the historical TOP months and the dates attached to sales evidence.
For a completed home, inspect what exists: the apartment’s condition, the view from its floor, the functioning facilities and the route through the development. A showsuite’s original representation is less useful than a current inspection. Set aside any renovation work needed to make the home suitable for the household.
Rental comparisons should use signed rents for comparable layouts and dates. A new-looking apartment with extensive furnishing may ask more than an unfurnished home, but the higher headline rent is not automatically a higher net return. Account for furnishing, maintenance and vacant periods.
