The dated sell-out announcement
GuocoLand announced on 27 January 2025 that all 605 homes at Lentor Modern had been sold. It also reported that the 558-home Midtown Modern had become fully sold in December 2024. These are developer inventory milestones, not claims about the availability of resale homes.
What fully sold establishes
A sold-out announcement answers whether developer stock remained at the reporting point. It does not establish that owners cannot later offer homes for sale or rent. Readers comparing these projects today should move to transaction evidence and actual listings, instead of interpreting the original developer price list as an available offer.
The dates matter. Midtown Modern’s reported sell-out month preceded the joint announcement, while Lentor Modern’s milestone was announced in January. The archive date follows the release date; it does not invent an exact day in December for the earlier milestone.
Moving from launch research to resale research
For a later purchase, compare matched layouts, floors and condition. A development-wide launch average may contain a different mix of homes from those currently offered. For rental analysis, distinguish a landlord’s asking rent from a signed lease and allow for vacancy, maintenance and furnishing costs.
Completion is a separate question from sell-out. The release’s completion forecasts should not be promoted to actual TOP or CSC dates. Those milestones require independent evidence.
