The original launch report
The Business Times reported on 23 April 2017 that almost 400 homes were sold at Seaside Residences over the launch weekend, with an average price it understood to be S$1,700 psf. The 843-unit project had released 560 apartments. Frasers’ 24 April update described take-up of 70% of that release during 22 and 23 April.
The developer’s earlier announcement identified Siglap Link, joint development with Sekisui House and Keong Hong Holdings, one- to five-bedroom homes and floor areas from 420 to 3,294 sq ft. It presented East Coast Park access and sea-facing apartments as key features. Siglap MRT was still under construction in that 2017 announcement.
Average price is not an entry price
The reported S$1,700 psf figure describes a launch average, not a minimum available price or a quote for every unit. A higher-floor apartment with a different outlook could carry a different rate. The original article did not provide a complete unit-by-unit price schedule.
At that average, an illustrative 900 sq ft home would imply S$1.53 million; 1,200 sq ft would imply S$2.04 million. The S$510,000 difference isolates the effect of 300 extra sq ft at a constant rate. These are arithmetic budget examples, not verified prices of actual homes.
How to read the opening sales response
Seventy per cent of 560 released units is about 392 homes, consistent with the reports of almost 400 sales. Relative to the full 843-unit project, that is approximately 46.5%. The release take-up and whole-development progress should therefore be stated separately.
A successful opening can indicate demand at the offered mix and prices. It does not establish that every subsequent release will sell at the same rate, nor guarantee a future resale outcome. A buyer still needs to examine the particular apartment and financing plan.
Checking the coastal proposition
Where views are part of the appeal, inspect the exact stack and floor rather than rely on a development-wide description. Distinguish the outlook from the apartment, the shared facilities and the surrounding neighbourhood. Compare the additional purchase quantum with what the household will use and value over its intended holding period.
For a current purchase, verify the completed property, actual transport route, maintenance condition and recent comparable transactions. This retrospective article preserves the launch context; it does not advertise remaining developer units or offer a current price list.
