Jurong Lake District, Jurong Innovation District and Tuas form distinct employment nodes. New housing, rail access, parks and heritage also shape this region. Industry is one layer of its story, not a measure of the quality of every neighbourhood.

A gateway of jobs, waterfront homes and nature

Woodlands Regional Centre anchors the Northern Gateway. Woodlands North Coast, the former racecourse and Sembawang Shipyard bring different housing, recreation and renewal opportunities; some remain under study.

Digital employment alongside established and new towns

Punggol combines housing, a university and digital businesses. Sengkang and Yio Chu Kang feature in regional plans alongside greenery and amenities. This region cannot be reduced to either a work zone or a residential zone.

Aviation, renewed towns and coastal resilience

Central

City neighbourhoods, heritage and waterfront renewal

The Central Region includes the Greater Southern Waterfront, Turf City, Kallang, Bishan and Greater one-north. The Central Area adds Downtown, Orchard, Newton, Pearl’s Hill and Marina South. Public housing, jobs and green spaces sit alongside private homes.

How to read planning stages

Announced plan: published direction; individual delivery dates may differ. Announced target: an intended date or outcome, subject to revision. Study / proposal: not a final approved programme. Long-term vision: strategic possibilities without a committed date. Mixed delivery stages: an initiative with both existing and future elements; it does not mean everything is operational.

What does the next 50 years mean?

The Master Plan provides statutory land-use guidance for about 10–15 years. The Long-Term Plan considers 50 years and beyond. This research uses 2026–2076 as a reading horizon, not a completion deadline. It does not invent housing launches, rail alignments or prices for the later decades.
