Property scores
One framework. Four property categories.
Understand every point.
See what contributes to a property’s score, and the evidence behind it.
FindSpace Property Fundamentals
100 points, wherever you look.
New launches, private resale non-landed, private resale landed and HDB use these same six factors.
Relative price
100 minus the midrank percentile of the property's recent median PSF among eligible peer properties. Lower relative price does not establish undervaluation.
Recorded-price trend
50 + 2.5 × the percentage change between consecutive annual cohort median PSFs, bounded 0–100. Unadjusted recorded-price movement is descriptive and can reflect a change in the properties sold; it is not a forecast.
Transaction activity
Midrank percentile of annual recorded sale count among peer properties. This describes observed activity, not a sale probability or normalized turnover rate.
Rail access
100 × (1 − recorded rail distance / 2000 metres), bounded 0–100. Straight-line distance from approximate source points, not a walking route.
Everyday amenities
100 × (1 − mean distance to the closest recorded supermarket, healthcare and park points / 1500 metres), bounded 0–100. Missing categories stay unknown, not zero.
Tenure
100 × remaining lease years / 99, bounded 0–100. Freehold is 100. Calculated at the dataset reference date; no title or ownership eligibility conclusion is implied.
Comparable evidence
Property type, locality, sale type, size, tenure and area basis determine the comparison group. Land area PSF and floor area PSF stay separate. HDB flat types stay flat types.
When the local sample is too small, the same property characteristics may be compared nationally. The breakdown names that scope; location differences can affect national comparisons. Recorded price movement describes the properties that sold. It does not predict future returns.
Every point must have a basis
A grade appears when all six factors have enough evidence. When an input is missing, its points stay blank and its weight stays unchanged. The breakdown shows the available points and the inputs still needed.
Prices, activity, access and tenure answer different questions. Read the breakdown alongside the grade.
Area harmonisation and PSF
Price factors use source-recorded areas. Different measurement regimes can affect PSF; these scores do not assume that every property's area has been recalculated under the harmonised rules.
Property details preserve the recorded figures and show layout-specific comparisons where measurements support them. A void-exclusion illustration is labelled separately from a complete harmonised measurement. Neither changes the title area or the historical transaction record.
A separate assessment
En bloc and redevelopment
Redevelopment sits alongside the fundamentals score. Private strata homes use a collective-sale assessment, landed homes use a site-redevelopment assessment, and HDB uses official government renewal status.
Each property needs its own title, planning, consent and feasibility evidence. Building age or a headline plot ratio alone cannot establish a likely en bloc outcome. HDB block age does not establish SERS selection probability.
