Piermont Grand: launch sales, prices and the meaning of the take-up rate

Reported sales outcome

CDL reported 375 of Piermont Grand’s 820 homes sold during the launch weekend, about 46% of the development. The average selling price was S$1,080 psf.

Reading the result

The exact whole-project fraction is approximately 45.7%. This records a substantial opening response without implying that all homes were already sold. The remaining inventory must be checked by type and subsequent release.

The reported premium five-bedroom entry figure exceeds the premium four-bedroom figure by S$168,000. That difference cannot be interpreted without the respective floor areas and specifications. A lower marginal quantum between type labels does not automatically make the larger home a better fit.

For a historical investment comparison, pair a specific launch transaction with a later sale of comparable stock and account for ownership costs. An EC’s rules and sale eligibility also need a separate check at the relevant date. The original average psf alone cannot establish an owner’s achieved gain.
