PARKTOWN Residence: launch sales, prices and the meaning of the take-up rate

Reported sales outcome

UOL reported that 1,041 of PARKTOWN Residence’s 1,193 homes had sold during the launch weekend starting 22 February 2025. The achieved average was S$2,360 psf, and the reported take-up exceeded 87%.

Reading the result

The exact whole-project ratio is about 87.3%, leaving 152 homes outside the reported sold count. A strong opening is different from a fully sold development; subsequent inventory needs a fresh check.

At the reported average, an illustrative 1,000 sq ft purchase would be S$2.36 million. Increasing the area by 100 sq ft at the same rate adds S$236,000. These are scale examples rather than actual unit quotes.

To evaluate an integrated-development premium, compare similarly sized homes at the same total budget. Consider the time saved by daily amenities, but assess the selected apartment’s usable space and privacy. The opening result shows demand for the offered homes; it does not guarantee future rent, resale liquidity or capital appreciation. Current availability must be established independently of the launch headline.
