CDL reported 269 homes sold out of Lumina Grand’s 512 by noon on 28 January 2024. Bookings had begun on 27 January. The average launch price after early-bird discount was S$1,464 psf, with an additional 3% for the deferred payment scheme.
Reading the result
The opening count represents approximately 52.5% of the development. The release rounded that to 53%. It leaves 243 homes outside the reported sold count at that point, rather than identifying present-day inventory.
Payment terms can affect the effective commitment. As a simple illustration, a 3% uplift on a S$1.6 million base adds S$48,000. That is an arithmetic example, not a quote for a Lumina Grand unit or a conclusion that one payment scheme is best for every household.
When comparing an EC with private alternatives, establish eligibility and financing first, then compare the actual home and total costs. An average launch price alone does not establish savings for a chosen layout. Subsequent sales and completion require separately dated evidence, and future transport promises should retain their original timeline.
