Lentor Modern: preview dates, launch pricing and what buyers should compare

The original preview announcement

GuocoLand announced previews from 2 September 2022 for the 605-home Lentor Modern. The proposal included three 25-storey residential towers above a mall, integrated with Lentor MRT station. Two- to four-bedroom types included a Flex Room.

These are the announced starting figures for the stated types, not a complete unit price list. Floor, stack, layout and release phase can change the actual purchase quantum. They are historical prices, not current offers.

How to assess the proposition

The two-bedroom entry was S$300,000 above the one-bedroom figure. The three-bedroom step added S$490,000, while the four-bedroom step added S$1.04 million. These starting quantum comparisons help define a realistic search before a household selects a stack.

A Flex Room should be assessed for the intended use: work, storage or another permitted arrangement. The room’s dimensions, light and relationship to circulation matter more than a flexible label.

An integrated development can support a different everyday routine from a nearby standalone project. Compare the time and convenience a household will actually use with the additional commitment. For investment, future competition and achieved rents require separate evidence; a station link alone is not a yield calculation. The later sold-out milestone is recorded in a separate article.
