The original preview announcement
The developers scheduled previews for 11–24 April 2026 and bookings for 25 April. Tengah Garden Residences comprises 863 homes in nine 16-storey towers, with a commercial podium. The release anticipated TOP in 2029 and referred to the future Hong Kah MRT station.

These are the announced starting figures for the stated types, not a complete unit price list. Floor, stack, layout and release phase can change the actual purchase quantum. They are historical prices, not current offers.
How to assess the proposition
The starting two-bedroom quantum is S$130,000 above the one-bedroom entry figure. Moving from the stated three-bedroom entry to the four-bedroom entry adds S$700,000. These comparisons show the budget ladder; they cannot establish that two particular apartments are otherwise equivalent.
A new town requires a practical timeline. Separate the home’s expected handover, transport delivery and the opening of nearby amenities. A projected station should not be described as operating at the announcement date. Map the journey that the household could actually use during the first period of occupation.
Retail in the same development can support daily convenience, but compare the actual apartment’s outlook and access route. For rental analysis, estimate competing completed supply and achieved rents when evidence becomes available. A preview brochure alone cannot verify future tenant demand.
