The original preview announcement

UOL-SingLand and CapitaLand announced previews from 7 February 2025 and bookings from 22 February for the 1,193-home PARKTOWN Residence. The integrated development included plans for a mall, a bus interchange and the future Tampines North MRT station.

Published preview prices

Home type Historical advertised starting price
One-bedroom plus study, 463 sq ft S$1.07 million
Two-bedroom, 592 sq ft S$1.33 million
Three-bedroom, 926 sq ft S$2.07 million
Four-bedroom, 1,335 sq ft S$2.85 million
Five-bedroom, 1,679 sq ft S$3.78 million

These are the announced starting figures for the stated types, not a complete unit price list. Floor, stack, layout and release phase can change the actual purchase quantum. They are historical prices, not current offers.

How to assess the proposition

The paired prices and areas allow transparent arithmetic. For example, S$2.07 million divided by 926 sq ft is about S$2,235 psf. That calculation refers to the advertised starting example, not the achieved average of later sales.

A large integrated project can offer everyday convenience while still containing homes with very different outlooks and circulation. Review how the chosen stack relates to shared facilities, the retail component and public movement through the precinct.

The future MRT link belongs to the development timeline. Buyers should compare the transport route usable at the intended move-in date and avoid treating a planned connection as a service already operating during preview. The launch outcome is recorded in a separate dated article.
